In the Construction Management Advisor (CMA) delivery method, also known as pure construction management—the Construction Manager (CM) serves as an extension of the owner’s staff, eliminating the need for a traditional general contractor. In this approach, the owner holds all subcontracts directly, making each subcontractor a prime contractor responsible for cost, schedule, quality, and safety.

The CM facilitates a competitive bidding process for all construction elements, engaging trade contractors and subcontractors to optimize value and efficiency. Acting as a consultant, the CM then oversees project coordination, ensuring seamless execution and adherence to project goals.
